• Market town centre. The centre of South Molton is a conservation area, so work on older buildings needs extra care and often planning permission.
• Exmoor National Park. North of South Molton, land inside Exmoor National Park has its own planning authority and much tighter rules. Class Q doesn't apply in the National Park, so barn conversions there need full planning.
• Farming country. Outside Exmoor, the countryside around South Molton has many traditional barns and agricultural buildings suited to conversion.
• Rural services. Many rural sites have no mains drainage, so a private treatment plant is often part of the build.
• Easy access. Being on the A361 makes South Molton straightforward for deliveries and plant compared with some remote North Devon sites.
