• A different council. Bideford, Northam, Appledore and Great Torrington come under Torridge District Council rather than North Devon Council, so planning applications and some local policies differ. We know both.
• Historic quay and old town. Central Bideford and Appledore have conservation areas with older buildings, where materials and design need extra care and more work needs planning permission.
• Steep streets and tight access. Much of Bideford is built on the hillside above the Torridge, so access, deliveries and scaffolding need planning from the start.
• The coast. Parts of the coastline around Westward Ho! and Northam Burrows fall within the North Devon Coast National Landscape, which limits permitted development, including Class Q.
